When you begin interviewing REALTORS®, it is absolutely critical that you ask what kind of marketing services that they offer as all real estate agents are not alike in what they offer. Place a "For Sale" sign in your yard? Place your property on the multiple listing service? Advertise your home in the local newspaper? Advertise your home in the Harmon Homes Magazine? Advertise your home on the Internet? Offer Virtual Tours on all Properties? Is your agent a member of the "Million Dollar Club" and do they send a direct mail piece introducing your home to Central Kentucky's Top Producers? Will your agent send a mailing to everyone in your neighborhood announcing that your home is For Sale? Will your agent hold an open house? Has your agent been selling real estate in Central Kentucky for at least 5 years? How do you track and obtain feedback for agents who show my home? Are you a Part-Time of Full-time REALTOR®? How accessible are you? Appreciation: The increase in the value of a property over time. Closing / Settlement: The point at which the property is conveyed to a buyer. At this time the buyer would pay whatever funds are necessary to complete the transaction and a seller would receive his / her proceeds from the sale of the property. Contingency: A condition that must be met before a contract is binding such as inspections, appraisals, etc. Counteroffer: The seller's response to a buyer's offer to purchase that includes changes to the buyer's original proposal. Title Search: A detailed examination of the ownership documents to determine if there are any liens or other encumbrances on the property. A title search will also reveal who has any claims to the property including who is the legal owner of the property.

Not only will your home be placed on LBAR.com and Realtor.com , it will also be placed on Movingtolexington.com and its sister sites, with the web site address placed on the yard sign and in all advertising, allowing the consumer to go directly to your property. This is a definite advantage to you, the seller, as it gives the potential buyer quick information in a format that spotlights your home. The buyer doesn't have to search through a large number of homes in order to find yours possibly becoming distracted or even interested in another property he or she may find while searching.

All appointments are scheduled through our office and the agent is contacted within 24 hours to obtain feedback. Once the feedback is given, we place it in the computer system and generate a "feedback report". We then let you know what was said and mail you the report for your information. This allows us to make adjustments as needed to make your home more marketable.
Please think long and hard before listing your home on the market with an agent who is not full-time and experienced. Milestone Realty Consultants only accepts agents who are full-time.
